What is a ZDU?

A ZDU, otherwise known as an ADU, is an Accessory Dwelling Unit, which is a secondary housing unit, often a smaller self-contained dwelling, located on the same lot as a primary residence. It provides independent living facilities for one or more persons, including a kitchen, bathroom, and sleeping area.
What can I use a ZDU for?

An ZDU can be used as an independent living space, generating rental income, and as an extended living space for a homeowner, guests, or family members.
What type of foundation is necessary to place a ZDU on a cleared property?

Two types of foundations can be used. (1) Slab on grade which can typically be formed and poured a few days (2) Simple anchor rods along with pressure treated wood can be used.
What utility connections are required for the ZDUs?

Each unit simply needs a water line, a connection to the main sewer, and an electrical connection.
What is the cost of trucking an ZDU to Altadena and installing it using the existing connections?

For transportation, $2,000 to $3,000 per unit, depending on the route and distance.

For grading, site prep, connecting to utilities, etc. we estimate the cost to be $10K - $25k depending on the site condition and amount of site work required.
What is the minimum clear square footage needed to accommodate the ZDU?

For a single unit - approximately 1050 sq ft of clear footage (42' x 25') of minimum clear space.

For double units (2 pack) – approximately 1,700 sq ft (42' x 40') of minimum clear space.
Is there ductwork for heating and cooling; how is climate control handled?

Units come with a built-in PTAC Unit which provides heating and cooling. The ductwork for exhaust and fresh air is included within the unit.
Do modular ZDUs generate more noise or allow more sound transmission compared to traditional homes?

No. Because they are made of structural steel and sureboard, they are actually quieter and more soundproof than traditional housing.
How does Model/Z accommodate families needing more than one- or two-bedroom units? For example, is it possible to place units side by side or otherwise configure them to support larger families who wish to stay together?

There are “two pack” options which are 820 sq ft units that can be configured as either two-bedroom or three-bedroom layouts.
Can standard handymen or electricians handle ZDU maintenance, or will Model/Z provide a dedicated support team?

The ZDUs are designed to be extremely low maintenance with highly durable components that are also easy-to-maintain or repair. For example, all of the utility connections are run along one wall and can be more easily accessed than in traditional buildings. Our shower valves can be replaced in 10 minutes vs. the several hours it would take for traditional plumbing fixtures. In addition, each unit was designed with over 383 quality check points, ensuring the units are better designed than traditionally constructed housing.

While these units can be serviced by a regular handyman, our intention is to train a group of Altadena locals as handymen, who would provide ongoing maintenance as necessary.
